Can you sell my home?
Absolutely YES! We have a proven track record and are in the top 1% for listings sold in the country. We can sell any property in Southern California including Los Angeles County, Ventura County, Orange County, San Bernardino County, Riverside County and San Diego County.
How long will it take?
We have sold homes the same day they were listed! The key to selling a home is setting the price right. We will counsel you along the way, but plan on a two to three month process for the home to close escrow.
How much will it cost me?
The true cost of selling a property with Mills Realty is $500 upfront + 3/4% of the sales price at closing (example: $500,000 sales price is $3,750 at closing) + you pay a buyer’s agent, IF there is one, who brings you a buyer 2%, 2.5% or 3% of the sales price at closing. You have the option of renting an agent only SUPRA lockbox for $100 and can have professional photography, which include 25 photos and 4 virtual tours for $175. Keep in mind, most agents have to take 6 listings before 1 sells. That is why you are asked to pay 5% or 6%. Do you really want to be penalized for sellers who did not sell?
How are you different from other agents?
We are the same as those other agents EXCEPT Simon Mills is ranked in the top 1% for properties sold in the United States. We use the same MLS, your home is listed exactly the same as it would be with RE/MAX, Rodeo, Sotheby’s, Keller Williams, Century 21, etc.… We use the same system to show properties and the same lockbox. We use the same California Association of Realtors purchase and sale agreement and disclosure forms and we comply with the same rules governed by all local real estate boards and the California Bureau of Real Estate. Whatever you were expecting to do with any other agent is the same as you will do with Mills Realty. With the EXCEPTION that we do things much more efficiently and have simplified the process so that you have an expert on the team that specializes and focuses on that part of the process helping you. Our goal is to keep the process simple and efficient while offering you a great value as we sell your home. The question is not why do we charge so little, the question is why do other agents charge so much? There is no reason to WASTE you hard earned money supporting ballooning brokerage commissions.
Will you help me when I get an offer?
Absolutely YES! WE negotiate contracts 7 days a week. We do not like drama, so we make the negotiating process very simple. You will be amazed at how easy the process actually is.
How long does the contract last?
Our $500 listing fee is a one-time fee and lasts for as long as you own the property. You can come and go from our contract whenever you want. Some of our sellers offer their home for rent, lease option and for sale all at the same time and take the best offer that comes along. You can cancel at anytime and come back at anytime.

In our opinion there are 7 steps you need to take
to get your home sold.
Over the last several years the real estate process has changed. No longer are Realtors the only ones with property information. The Multiple Listing Service (MLS) now sends their information out to real estate websites like Realtor.com, Zillow, Trulia and many others. The latest polls put out by the National Association of Realtors indicates that over 94% of buyers search online to find properties.
Buyers can now see multiple photos of the home, get school information, tax information and even a ballpark figure on value. The need to contact the agent who listed the property to get information has been eliminated. No longer do you need to call numerous real estate offices to find out what they have available. The “local agent” who specializes in one area no longer controls the local real estate market. All of this has changed, as the Internet has become the number one source of information for all real estate.
Sellers can no longer advertise a 3-line classified in their local newspaper as buyers now expect to see multiple pictures. Unfortunately, many buyers make the wrong decision on what to pursue because some pictures simply do not do the home justice.
The good news for sellers today is that the Internet has made it possible for Mills Realty to lower the price of what you should expect to pay to get your home sold. We have proven this with hundreds of closed properties wherein the seller paid under 3% TOTAL commission to sell their home. 1. Make your home a product.
In today’s real estate market you need to make your home a product that has a wide appeal to the broadest range of buyers and feels “new” to them. This does not mean that you need to tear down your home and start from scratch!

2. Plan your selling strategy and cut the costs of selling so that you have room to start with a lower selling price or have more room to negotiate or whatever strategy is necessary to get your home sold.
The majority of agents have sellers believe that what ultimately sells a property is price. Assuming that is fact, then why overpay in commissions and lessen your ability to receive an offer and accept it. There is no research that indicates a 5% or 6% agent will bring in a higher price for any property. Most important, what if you need to lower your asking price to attract an offer? It is easier to lower your price when you are not automatically paying a 5% or 6% commission of the top of any price offered by a buyer.
