Yes! For our Silver and Gold clients for an additional fee we provide additional services including contract review, negotiating, and support through the closing of sale. Please contact us with questions. Our Platinum and Diamond plans include everything through closing.
No! No additional fees or commissions are paid if you find your own buyer.
You can cancel your listing at any time. Our Silver and Gold listing plans are for 6-months. The Platinum and Diamond are for also for 6-months, but if you want to extend there is no additional charge.
Not with a Flat Fee MLS Listing. You just pay a Flat Listing Fee as little as $299 to get the MLS exposure for your property.
If a Buyer’s agent finds your listing on the MLS and brings a buyer, you must pay the buyer’s agent a commission if you accept the offer and it successfully closes. The commission you’re willing to pay must be stated on your MLS listing details and listing agreement.
We recommend that you offer a commission between 2% – 3% because your listing will be competing with other listings for agent’s attention within your MLS market area. Ultimately, it’s completely up to you what you’d like to offer.
Our Silver Flat Fee MLS listing plan comes with 5 Pictures and our Gold plan includes posting 15 photos. There is an option to upgrade to the MLS maximum. The Platinum and Diamond plans include posting photos up to the MLS maximum. Some multiple listing services have a maximum of 99 and others only allow 25 photos.
The Multiple Listing Service (MLS) is a crucial tool in the real estate industry that can significantly aid in selling your property. Here’s how:
Listing your property on the MLS ensures that it gets maximum visibility. The MLS is a database that is accessed by a vast network of real estate agents and brokers who are looking for properties to meet their clients' needs. This way, your listing isn’t just visible to one agent but to thousands, increasing the chances of a quick sale.
The MLS requires detailed and accurate information about each property. This includes not just the price and size but also other features like the number of bedrooms, bathrooms, type of flooring, amenities, etc. Accurate, detailed listings attract serious buyers.
MLSs operate under specific rules and ethical guidelines that must be adhered to by all members. This means that the information is usually up-to-date and reliable, which builds trust among buyers and sellers alike.
Access to Comparable Sales Data
Agents and appraisers often use the MLS to pull comparable sales data, which is essential for accurately pricing your home. Knowing how similar properties have performed in your market ensures you set a competitive asking price.
Many MLS systems syndicate your listing to popular real estate websites such as Zillow, Trulia, and Realtor.com. This means even greater exposure, reaching buyers who are searching for homes online.
Because real estate agents use the MLS as a one-stop-shop for available properties, your listing is more likely to be included in buyer tours, marketing emails, and other promotional activities conducted by agents. This saves you time and effort in marketing your property.
Enhanced Negotiation Power
The detailed information and wide reach of the MLS help attract serious buyers, enabling better negotiations. You’re likely to get closer to your asking price when your property is listed on the MLS, compared to other methods of listing.
With our flat fee listing model, you can enjoy all these benefits of an MLS listing without the hefty commissions usually associated with selling your home. Feel free to reach out for more information on how we can assist you in leveraging the power of the MLS to sell your property.
The Multiple Listing Service (MLS) is a centralized database used by real estate professionals to list, search for, and market properties for sale. It serves as a collaborative tool where agents and brokers can share comprehensive and up-to-date information about properties, including specifications, photos, and pricing. By listing a property on the MLS, sellers benefit from increased exposure and reach, as the listing is made accessible to a large network of real estate professionals and often syndicated to popular real estate websites. This system operates under specific rules and ethical guidelines, ensuring that the information is reliable and accurate.
Absolutely, YES! Our reviews speak for themselves and attest to our service level and customer support. We want you to be our next 5-star review and will take care of you from beginning to end.
We have sold homes the same day they were listed! The key to selling a home is setting the price right. Pricing a property at market value will get your home sold quickly. Pricing it above market value will take time to find the right buyer who understands what you are selling. Market conditions are always in flux and we will counsel you along the way, but on average plan on a two-to-three-month process for the home to close escrow.
Depending on the Flat Fee listing plan you chose and the commission (if any) you offer to the buyer’s agent your other closing costs will include escrow, title insurance, transfer tax and recording fees. We have negotiated a $500 flat rate escrow for most residential transactions!
While we offer the same suite of services as traditional agencies like RE/MAX, Rodeo, Sotheby’s, Keller Williams, and Century 21, there are key differences that set us apart. First and foremost, Simon Mills is ranked in the top 1% for properties sold in the United States. Like other agencies, we use the Multiple Listing Service (MLS), standard lockbox systems, and adhere to the same ethical guidelines and regulations as governed by local real estate boards and the California Department of Real Estate. We also employ the same California Association of Realtors purchase and sale agreements and disclosure forms.
What truly distinguishes us is our operational efficiency and specialized focus at each stage of the home-selling process. Our team is comprised of experts who specialize in different aspects of real estate, from listing to closing. This targeted expertise ensures that you receive the highest level of service at each step, making the process smooth and straightforward.
The real question isn’t why we charge so little; it’s why other agents charge so much.
We’ve streamlined our operations to offer you exceptional service at a great value, ensuring you don’t waste your hard-earned money on inflated brokerage commissions. Our primary goal is to make the process of selling your home as simple and efficient as possible, without compromising on value.
Absolutely YES! WE negotiate contracts 7 days a week. We do not like drama, so we make the negotiating process very simple. You will be amazed at how easy the process actually is.
There is no catch! We have been profitable since our first year in business, which was 2003. For over two decades we have been representing sellers and buyers of real estate in California using this business model.
The question is not why do we charge so little, the question is why do other agents charge so much?
