Yes! For our Silver and Gold clients for an additional fee we provide additional services including contract review, negotiating, and support through the closing of sale. Please contact us with questions. Our Platinum and Diamond plans include everything through closing.
No! No additional fees or commissions are paid if you find your own buyer.
You can cancel your listing at any time. Our Silver and Gold listing plans are for 6-months. The Platinum and Diamond are for also for 6-months, but if you want to extend there is no additional charge.
Not with a Flat Fee MLS Listing. You just pay a Flat Listing Fee as little as $299 to get the MLS exposure for your property.
If a Buyer’s agent finds your listing on the MLS and brings a buyer, you must pay the buyer’s agent a commission if you accept the offer and it successfully closes. The commission you’re willing to pay must be stated on your MLS listing details and listing agreement.
We recommend that you offer a commission between 2% – 3% because your listing will be competing with other listings for agent’s attention within your MLS market area. Ultimately, it’s completely up to you what you’d like to offer.
Our Silver Flat Fee MLS listing plan comes with 5 Pictures and our Gold plan includes posting 15 photos. There is an option to upgrade to the MLS maximum. The Platinum and Diamond plans include posting photos up to the MLS maximum. Some multiple listing services have a maximum of 99 and others only allow 25 photos.

We have sold homes the same day they were listed! The key to selling a home is setting the price right. Pricing a property at market value will get your home sold quickly. Pricing it above market value will take time to find the right buyer who understands what you are selling. Market conditions are always in flux and we will counsel you along the way, but on average plan on a two-to-three-month process for the home to close escrow.
Depending on the Flat Fee listing plan you chose and the commission (if any) you offer to the buyer’s agent your other closing costs will include escrow, title insurance, transfer tax and recording fees. We have negotiated a $500 flat rate escrow for most residential transactions!
